Belmont Estates Idaho Falls is one of the newest subdivisions in Idaho Falls in the popular Southern portion of the City. The subdivison began in 2006 and continues to expand today, featuring homes from multiple builders. If you are seeking a newer build, higher-end home, you’ll likely find it here!

Location

Belmont Estates is located South of 49th South just off Homes Ave (1st E) and has two entrances from Holmes to the East. The neighborhood enjoys all city services and resides within the Idaho Falls School District 91 and popular Sunnyside Elementary school boundaries.

Features

The neighborhood enjoys a rambling street path to slow traffic and ample green space with a storm water retention area utilized as a park.

The Northern end of the subdivision is still under development and features the newest homes in the subdivision, most lots are sold out as of 2020.

Homes

Home styles are largly one-story ramblers with an open floor plan and a full basement with three-car garages and fenced yards. Prices for existing homes start about 20% above the median price for Idaho Falls.

Heating is in this neighborhood is natural gas forced-air and most homes will also include central air conditioning.
