Brookside was developed in the early 2000s and after a pause during the recession (like most subdivisions) building continues with additional divisions on the backside (North end) through 2022.

Location

Brookside is North of 49th S about half way between 15th E and Hitt Road. It’s entrance is from 49th South, although the newer portion of the subdivsion is accessible from the North as well. The neighborhood enjoys all city services and is one of the few neighborhoods within the Idaho Falls city limits to attend D93 schools.

Features

Homes in this neighborhood are typically situated on up to 1/4 to 1/3 acre lots. The neighborhood features a City park in the Eastern protion of the neighborhood. Homes values typically run 40%+ above the average sales price in the City.

Homes

Home styles originally were largely more formal two-story with more recent builds reflecting the popularity of single story homes. All feature a full basement. Most feature a three-car garage and fenced yards are prelevant. Homes in this neighborhood were built by a variety of builders.

Heating is in this neighborhood is gas forced air and central air conditioning is typical in this area.
